1. SECURITY DEPOSIT: The Renter is responsible for the care of the premises, appliances and furnishings and for any and all damage by negligent, theft of home contents or wrongful acts caused by the Renter or Renter’s guest(s). Renter agrees that owner may retain a portion or all of Security Deposit for any damages as well as any excess cleaning fees. The renter's liability for damages incurred during your stay is not limited to the amount of the renter's security deposit, but to the total of repair expenses.  Security Deposits will be refunded upon inspection and cleaning of the property no later than 30 days from date of departure, unless a claim for damages is made, in such case you will be advised of such. 

2. CANCELLATION POLICY: The reservation deposit is refundable, less a $100.00 cancellation fee, if cancelled 90 days prior to your scheduled arrival. No refunds are given if cancellation is received less than 90 days prior to arrival date, unless the owner is able to re-rent the home for the dates confirmed to you. If the home is re-rented, your deposit and paid rental fees less $100.00 cancellation fee will be returned to you.  Throughout the stay, if a problem exists or develops, the renter has the responsibility to advise the owner so that action can be taken as quickly as reasonably possible.

3. CLEANING RESPONSIBILITIES: If unusual cleaning is necessary, there will be an additional charge deducted from the security deposit; copies of all charges will be furnished with your refund of remaining moneys on deposit.  Your cleaning fee is intended for a onetime cleaning upon your departure. All trash must be properly removed from home and all home contents returned to there original location.  It is your responsibility to maintain the home in a neat and clean condition throughout your stay. Laundry facilities are provided for your convenience. Supplied bed linens may simply be left on the beds at the end of your stay.

4. CHECK-IN and CHECK-OUT: CHECK-IN IS AFTER 4 PM EST AND CHECK-OUT IS 10 AM EST.  Failure to comply with these times without prior owner approval will result in a minimum $100 fee, plus an additional $50 per ½ hour after 10am check-out time. It is your responsibility to complete the items on the check-out checklist (posted on the refrigerator and within the welcome booklet on the family room sofa table) prior to departure. Failure to do so may result in an additional charge deducted from the security deposit.

5. PETS: Pets are permitted in home only with prior approval and agreement to the following:

·          All pets must be on leashes at all times and pet owners are responsible for cleaning up any/all pet refuse.

·          Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees.

·          The homeowners assume no responsibility for illness or injury that may incur to pets while on the premises.

·          “Vicious or Dangerous Dogs” with any tendency or disposition to attack any dog or other domestic animals or humans without provocation, are not permitted at any time.

6. KEYS: A code for the house key lock box will be provided upon completion of lease and full payment. Two extra keys are on the key rack as your enter the home on the main level. There will be a $10.00 fee for any keys not returned.

7. HOUSE RULES:  Renter agrees to abide by the house rules posted on the refrigerator and also available on our home's website.  This includes compliance with the OVERNIGHT MAXIMUM OCCUPANCY of our home (no more than 14 occupants older than 3 years of age).  All overnight guests and daytime visitors to the property shall be the legal responsibility of the renter. Renter assumes full liability for anyone renter allows on to the property or the common area. For consideration of future guests of our home and guests at neighboring properties, these provisions will be strictly enforced.  If violated, this Rental Agreement can be terminated by owner immediately with no refund to Renter.

8. LIABILITY and DAMAGE: Renter shall indemnify and hold owner free and harmless from any and all liability, claims loss, damage or expenses arising by reason of any injury, death or property damage sustained by any person including Renter or any Agent or Employee of Renter where such injury, death or property damage is caused by a negligent or intentional act of Renter or any guest of Renter.

9. NOISE/NUISANCE: Renter shall not disturb neighbors with loud noise or music, or unlawful, unsafe or pollution causing behavior. Should Renter allow or participate in such behavior, Renter will be evicted and forfeit the remainder of the rental fees and the security deposit.

10. DEFAULT BY Renter: This agreement imposes an obligation of good faith in its performance and enforcement.  Renter understands that upon violation of any conditions, agreements, restrictions, covenants, and obligations of this Rental Agreement, owner may terminate this Rental Agreement and enter the property by force or by statutory proceedings, in which case any and all monies paid by the Renter to owner will be forfeited by the Renter as liquidated damages in addition to, but not in lieu of, any other right or remedy available under law. 

11. RATES: Renter acknowledges that rates are not guaranteed, unless secured by a completed rental agreement.
